At the 8th RBDCC at Penn State, we will present new HUD PD&R–supported research focused on accelerating the adoption of off‑site construction through The Picket Fence, a modular concept home designed as a scalable solution to “missing middle housing” in urban settings. Led by Dr. Melissa Bilec, Isabella Romano, Amy Brooks, and Dennis Steigerwalt, the project team documented the full design and modular construction process, using Rummler‑Brache diagrams to improve constructability, replicability, and supply‑chain efficiency. The research integrates consumer insights from the America at Home Study, advanced factory‑built construction methods, and a rigorous environmental life cycle assessment comparing multiple LCA tools—including EC3, Athena, Tally, and OpenLCA—to evaluate embodied carbon and energy impacts. This session will highlight how The Picket Fence provides a practical, data‑driven blueprint for scaling systems‑built housing and delivering more attainable, sustainable homes in cities across the U.S.
