Mews Collection 
Daybreak
South Jordan, UT

Within the larger community of Daybreak located about 25 miles from Salt Lake City, Opticos designed a pedestrian-only mews surrounded by townhouses that are turned sideways to fit the space. The structures – 900 to 1,400 square feet – are 56-feet wide and 20- to 24-feet deep. The two- and three-bedroom attached houses are two-story slab on grade. All the units have an open floor plan. They have simple, stucco facades, but there is visual variety in small doorway overhangs, the occasional balcony (an upgrade) and arches around windows. Interior selections include laminate wood floors, Mastercraft maple cabinets, kitchen islands with quartz counters, vinyl in bathrooms that buyers can upgrade to tile, and a five-foot walk-in shower in the master bathroom. Price: $238,00 to $279,000.

 

Azure at Esencia

Located in the master planned community Rancho Mission Viejo in Southern California’s Orange County, Azure has 17 homes per acre. “Plan 1” is a 720 square foot two-story home with 1 bedroom, 1 bathroom, and a one-car garage. Some have a flat over them. Designed by Bassenian Lagoni Architects, the plan allowed The New Home Company to sell these for $350,000. It “lit up the marketplace,” said Scott Adams, and the wait list has more than 100 names. Homes in the collection have a small patio and access to the adjacent park, which acts like a backyard.

Ontario, California

This is an all single family detached community in Ontario, California, about 35 miles east of downtown Los Angeles. Three of the four product lines that Bassenian Lagoni Architects designed are simply two-story homes, but it’s getting over 14 homes per acre. “That’s the entire boundary inclusive of the collector roads, inclusive of the recreation area,” said Scott Adams, Bassenian Lagoni Architects senior principal. The homes start at just over a thousand square feet and have a one-car garage. “The other space that we’re allocating to that unit is the separation to the next unit over. This isn’t something where parking was shut off to the side. The overall community has a two and a half to one parking ratio,” Adams said.

An age-qualified community with duplexes or single family detached configurations on cluster courts. They are at 11.4 to the acre and almost eight to the acre. “That’s a number you don’t see with age qualified, which is usually down in the fours, the fives to sixes, so this allows the amortization for more homes to be delivered on the piece of land,” Adams said. “For three months last year it was the fastest selling project in the entire state.”
